New Britain Landlords Are Not Wanted By The So Called Socialists of the City Council.

Certainly, a very bad move by the New Britain Common Council with their establishing a Fair Rent Commission.
With my attending the sub-committee of the common council where this issue was discussed at length by the Alderman proposing this resolution, Alderman Emanuel Sanchez, citing this commission is needed for a tenant who experiences a lower income to prevent his landlord from raising his rent with his going to the commission for protection/ mediation. He also indicated everyone deserves a place to live making it the responsibility of the landlords to allow a tenant to not pay a fair rent, if he can't afford it.
Alderman Carlo Carlozzi, Jr. raised many good points with his citing that there many six family structures in our city and it is impossible to obtain a mortgage. With the taxes, insurance, water, and maintenance bills rising all the time the landlord is forced to raise rents however, with a fair rent commission being in place the tenant's response is " I can't afford it and I am going to the Fair Rent Commission." Carlozzi continued by saying now the landlord faces this added expense for representation. He continued by noting that there are already avenues for the tenants to seek help such as The Housing Board of appeals, HRA for consultation, Housing inspectors, and the housing Court
The Alderman continued by stating we should leave for the market driven alone and not have the city determined, via this proposed commission, what is harsh and unconscious able rent.
Amazingly, during last evening's common council meeting three Alderman voted against the proposal after they heard the proposal will only protect bad tenants. Carlozzi did mentioned with his asking, the council membership, have you ever seen a landlord break his windows? Alluding that a bad tenant may do so in order to be able to file a complaint with the Fair Rent Commission.
"Landlords are doomed in this City."

But Frank, everyone deserves a place to live!
No one seemed to ask why the landlord should be required to carry a tenant who can't afford to pay his fair share?
What if the landlord can't afford to give him the apartment for less than it costs the landlord to maintain it, and in what is supposed to be a free country, why should the landlord be forced to?
What will be next?
Will each store in New Britain be required to adjust its prices for each customer who comes in based on that customer's ability to pay?
When are the people finally going to rise up and reject this socialism being forced down their throats?
Ignorant comments like "everyone deserves a place to live" while voting to force business owners to supplement the income of people who don't work or pay taxes is exactly what you can expect when you elect people who never ran a business and maybe even never paid taxes in their lives.
Please remember one thing- this commission has NO AUTHORITY- they can’t make anyone do anything.
Also- don’t forget the previously mentioned “non owner occupied trash” fees.
And the newest bombshell- landlords will be charged a “registration fee” of 5%. Let me do some math:
3 family house
$750 rent per floor
$27,000 per year in rent
FEE= $1350
So in addition to the 6-7k in taxes, whatever the trash fee is, and the hassle of the fair rent commission, you now have to shell out another $1350.
Just when you think it is as bad as it can get- another portion of this item states that a landlord can make no more than a 15% profit on the rental property. The city will now limit how much money you can make!
You just can’t make this up folks…..

After last night's meeting, if I owned a property in town, I would start bleeding it of every dime I could get out of it, fix nothing, stop paying the taxes, put all the money in my pocket, and once I bled it of all the value I could get out of it, turn the keys over to the commie in charge of city hall on my way out of town.

If that is true, then landlords can just simply do like the world does when Obama talks--ignore them like they don't even exist.
This is New Britain, we can't raise the rents or they'll move.
For the tenants that don't cause problems & pay their rent ontime, we can't raise their rents either or they'll move. The ones willing to sign a lease with higher rents simply don't pay.

My rotten tenants actually came back at 11:30 at night and stole my new lawn mower because for the first time in 17 years, I deducted from their security deposit. No one would believe the mess they left.
They were the CCSU tenants from hell.

I like the quote from the 20 year old council member whose only qualification to serve on the council that his own party chairman could even cite was that he lives on Washington Street.
According to Mr. Sanchez, "everyone deserves a place to live." I guess what I am reading is that Mr. Sanchez apparently believes it is the responsibility of property owners to provide a place to live to everyone who wants one whether or not they have a job and whether or not they can actually pay for it.
It appears that the message is that if you are rich enough to own a property, then you must supply free housing to anyone that these radical zealots decide you should be responsible for supporting.
I can already see the handwriting on the wall that rents will be determined on a person's ability or inability to pay rather than on the free market value--to the disdain of Democrats, this is the same free market that this country was built on and the same free market that would mandate that in order to survive you must work for a living, and not be entitled to one simply for being born.

Answer:
Maybe Mayor Sherwood can get the city to buy you a lawnmower for free. He always seems to want to give everyone else something free so why not you? Oh that's right, you work and pay taxes, so you don't qualify for the free stuff! Sorry, go work and pay more taxes!
One of the criteria the fair rent commission is supposed to look at is the tenants income... Really?
They should call it the Charitable Housing Commission.
First off most landlords don't want to raise the rent their goal in New Britain is simply to collect the rent!
Secondly, if there is a need to raise the rent it is because of the rise in taxes, fees, and repairs.
Third, nobody wants to buy these properties when landlords want to throw in the towel so keys are being handed back to the bank.
Socialism, it doesn't work.

DIDN'T I READ THAT THE NEW COMMISSION CAN NOT CONSIDER THE AMOUNT OF YOUR TAXES AS A FACTOR IN CALCULATING THE RENT? I GUESS THAT IS HOW YOU ARE SUPPOSED TO PAY YOUR FAIR SHARE!

Don't forget that the bank would also be subject to the whims of this radical socialist commission, so in reality, what bank is going to even consider giving a mortgage for a rental property in communist New Britain?
